Recently Sold: Former Godfather’s Pizza

Congratulations to Total Construction Solutions, Inc./Becker Boys Holdings, LLC on their recent acquisition of this small, well located, commercial property in Fridley MN on University Ave. David Olson with ReMax Results/Twin Cities Property Finder represented the Buyer, and Andy Richards and Peter Kordonowy with Summerhill Commercial Real Estate, LLC represented the Seller.

We were able to list this property with a personal contact of one of our agents in the winter of 2018, and immediately set about implementing our marketing plan.  The Buyer’s agent originally approached us just before Christmas of 2018, and the Buyer was hot to get this deal moving.  Although it was over the holidays, we were able to get everything going, and had the building under contract with the Buyer not too long after.

Although the building used to be a Godfather’s Pizza location, when we listed the property, it was just a stripped down shell of a building without lights, heat, or any finishes of any kind.  Fortunately, the building was still in place, which preserved grandfathered in setbacks and curb cuts.  We were able to get things going, and get the property under contract with the Buyer.  While the building was under contract, a water main broke, which our client, the Seller, was able to get fixed.  The actual closing on the property pushed out while all the title work that ended up being necessary for this transaction got fixed.  Ultimately, we were able to get this property sold for a happy Seller and Buyer, and we look forward to seeing the finished-out building up and running.
